Definitions

“Company” is Honey Studios LLC

“Premises” includes the studio and any adjacent property owned by Honey Studios LLC

“Renter” is the person or entity renting the premises or equipment.

1. Current Pricing

Full-Day rental (7:00 AM–7:00 PM): $500

Half-Day rental (any 6-hour session between 7:00 AM–7:00 PM): $300

Paper backdrops: add-on at $30 per background pull

Overtime: $50/hr (non-negotiable)

2 sawhorses

Sandbags

1 full apple box

1 half apple box

Variety of V-Flats (black & white)

All equipment set aside before session begins. Unauthorized use of in-house gear incurs a $150 charge per item.

3. Pop-Ups & Events

Base rate: $700/day (7 AM–7 PM), subject to approval

Additional scope-based charges may apply

Capacity: max 45 people

Security deposit: refundable within 7 days

Cleaning fees: $65 (single-day), $100 (multi-day)

Volume, Food & Security Requirements

Specific limits on sound levels, food service permissions, and any required security staffing will be set forth in the Event Quote (or Rate Sheet) and incorporated by reference into this Agreement. Renter’s approved proposal will detail any extra charges associated with higher volume, on-site catering, or security personnel.

4. Payment & Fees

Full payment + refundable security deposit due 48 hrs before rental

3% transaction fee on all card payments

5. Cancellations & Reschedules

≥ 48 hrs’ notice: full refund

< 48 hrs: no refund

If Honey Studios LLC cancels, Renter may choose rescheduling priority or full refund

Not liable for force-majeure events (equipment failure, outages, weather, etc.)

6. Rental Period & Overtime

Rental time begins and ends at booked times (includes setup & teardown)

Studio must be cleaned and vacated by end time

No drop-off/pick-up outside rental unless pre-negotiated

- 15 min past end time = additional hour’s charge

After 7 PM: $50/hr

7. Condition & Cleanup

Leave Premises and contents as found.

Honey Studios LLC handles standard trash; large items go in public bin.

Excessive trash/dirt: up to $100 cleaning fee.

No smoking. Smoke projects require prior consent.

Keep music at respectful levels—Honey Security may terminate event, no refund.

No under-the-influence or pets without consent.

Confetti, feathers, paint, etc., need approval; cleaning fees may apply.

Never leave studio unattended; lock door if you step out—failure to secure cancels rental, no refund.

8. Liability & Security

Use of Honey Studios LLC Premises and equipment is at Renter’s risk.

Company not liable for injury, damage, or loss on Premises.

Premises may be video recorded for security.

Renter responsible for conduct of their party; company rep may stop dangerous/illegal practices—no refund.

9. Insurance & Damage

Business entities may be required to present commercial general liability insurance ($1 M per occurrence/aggregate).

Honey Studios LLC provides equipment in good working order; report malfunctions immediately.

Renter responsible for damage to Honey Studios LLC property or equipment (repair costs, cleanup of spills, marks, or stains).

10. Intellectual Property & Usage Rights

Renter retains all ownership rights to images, videos, designs, and other creative works produced during the rental period. Honey Studios LLC shall have a perpetual, royalty-free license to use low-resolution proofs of such works for its own marketing and portfolio, unless otherwise agreed in writing.

11. Artwork Protection & Liability

Renter acknowledges that two (2) statues on the Premises are each appraised at $60,000 and must not be touched, moved, or handled under any circumstances. Should Renter or any guest handle, dislodge, or otherwise cause damage to these artworks—regardless of intent—Renter shall be fully liable for the cost of repair or replacement up to $60,000 per statue. Renter agrees to carry sufficient insurance or provide a credit card authorization to cover these potential costs prior to key code issuance.

12. Indemnification & Hold Harmless

Renter agrees to indemnify, defend, and hold harmless Honey Studios LLC and Camp North End, and their respective officers, agents, and employees, from any and all claims, liabilities, damages, losses, or expenses (including reasonable attorneys’ fees) arising out of or connected with Renter’s use of the Premises or equipment, except to the extent caused by Honey Studios LLC’s gross negligence or willful misconduct.

13. Force Majeure

Neither party shall be liable for any failure or delay in performing its obligations under this Agreement (other than payment obligations) due to causes beyond its reasonable control, including acts of God, fire, flood, natural disaster, war, terrorism, government order, pandemic, or labor disputes. In such cases, Honey Studios LLC may, at its option, reschedule the rental or issue a full refund.

14. Access Control

Renter will be assigned a unique PIN for the studio’s remote security door lock prior to rental. Disclosure or sharing of this PIN is prohibited. Unauthorized attempts to access or tamper with the lock may incur a $50 service fee or immediate termination of the rental without refund.

15. Parking & Property Access

Honey Studios LLC provides two dedicated parking spaces; additional street parking is subject to local regulations. Renter and guests must not block fire lanes, loading docks, or neighboring driveways. Unauthorized use of reserved spots may result in towing at Renter’s expense.

16. Internet & Wi-Fi Use

Honey Studios LLC may provide Wi-Fi access for Renter’s convenience. Renter uses the network at their own risk. Honey Studios LLC disclaims any liability for data loss, unauthorized access, or interruption. Illegal or high-bandwidth activities are prohibited; Honey Studios LLC reserves the right to suspend network access for violations.

17. Health & Safety Protocols

Renter shall follow all posted health and safety guidelines, including any mask, distancing, or sanitation requirements in effect at the time of rental. Renter is responsible for cleaning and sanitizing any props or equipment they bring. Honey Studios LLC may require a brief pause or cleanup if protocols are breached.

18. Severability & Assignment

If any provision of this Agreement is held invalid or unenforceable, the remaining provisions shall remain in full force. Renter may not assign or subcontract its rights or obligations under this Agreement without Honey Studios LLC’s prior written approval.

19. Notice & Amendments

Any changes to these Terms & Conditions will be communicated via email at least 30 days prior to taking effect. Continued use of the studio after such notice constitutes acceptance of the amended terms.

20. Property Owner & Landlord Non-Liability

Renter acknowledges and agrees that Honey Studios LLC is solely responsible for administering this Agreement. The owner of the Premises, including any landlord, lessor, or building owner (and their agents, affiliates, successors, or assigns), shall have no liability or obligation of any kind arising out of or related to this Agreement, the condition or use of the Premises, or Renter’s activities therein. Renter hereby releases and holds harmless the property owner from any and all claims, demands, liabilities, damages, losses, or expenses (including attorneys’ fees) of whatever kind or nature, whether known or unknown, foreseeable or unforeseeable, whether arising in contract, tort (including negligence), strict liability, or otherwise, in any way connected with Renter’s use of the Premises or equipment.

21. Disputes & Governing Law

Any controversy or claim arising under this Agreement shall be submitted to binding arbitration under the commercial arbitration rules of the American Arbitration Association, in Charlotte, North Carolina, before a single arbitrator. Each party shall bear its own arbitration fees. Either party may opt out for claims under $200. This Agreement is governed by the laws of the State of North Carolina. Any amendments must be in writing and signed by both parties; a waiver of one breach does not waive subsequent breaches.
